Types of Material for Commercial Roofing

Metal Roofing

Make your business even more environmentally friendly with metal roofing. Not only is this roofing material 100% recyclable and made from 50% recycled materials, but its solar reflective nature lowers cooling costs and prevents heat loss, improving your commercial buildings sustainability overall. With little to no roof maintenance, metal roofing can last anywhere from 50 to 75 years. From fire protection to wind and hail resistance, metal roofing systems are lightweight, durable, and available in a variety of materials to best suit your needs and aesthetic.

Torch-On Roofing

If you want a tightly sealed, waterproof roof installed in a timely manner, torch-on roofing is the solution. Made from a flexible modified bitumen material, the sheets are rolled onto the surface of the commercial roof and melted into placed using an open flame. Revered for being durable and low maintenance, torch-on roofing is quickly becoming the preferred choice for commercial roofing systems in the industry.

Asphalt Roofing

Not all industrial and commercial buildings have flat roofs. Depending on your business, your building may have a sloped roof system. Sloped roofs come with different roofing needs than flat or low slope structures do. One of the most common roofing materials for sloped roofs are asphalt shingles. Why? Because they offer versatility, weather resistance, aesthetic, and more. They provide high performance at a low cost, and can make your building more energy efficient, cutting down your business expenses.

Commercial Roofing Systems What We Use in Vancouver, BC

What Commercial Roofing Systems We Work With

B.U.R. (Built up Roofing/Tar & Gravel)

The BUR system is tried and true. Made of multiple layers which are held together by an adhesive, this is one of the oldest commercial roofing systems in the industry. Topped with a light-coloured gravel, smooth asphalt, or other construction materials, this final layer resists the sun’s ultraviolet light to moderate internal temperatures. Known for being reliable and trustworthy, the BUR system is highly resistant to abrasion and is suitable for all weather conditions, including wind, fire, hail, and rain. Requiring little upkeep, this is the cost-effective roofing solution businesses can rely on.

SBS Modified Bitumen (Styrene Butadiene Styrene)

SBS is a synthetic rubber material derived from styrene and butadiene. When blended with bitumen, SBS gains excellent abrasion resistance and enhanced stability, making modified bitumen a popular choice for commercial roofing. Highly flexible and elastic, modified bitumen is typically installed in a two- or three-layer system and can be applied in three ways. It can be torched down (when affordability is a concern), adhered with hot asphalt (when safety is a concern), or by way of peel and stick (when accessibility is a concern). When installed, commercial roofing with SBS modified bitumen is waterproof and protective against the harshest of weather conditions.

Fluid Applied - Hot Rubberized Asphalt

Looking for a no-fuss, waterproof roof? Hot rubberized asphalt roof systems use fluid applied membranes that are a blend of asphalt and modified rubber polymers with mineral stabilizers. The rubberized membrane is applied to commercial flat roofs at an extremely hot temperature in fluid form. However, unlike torch-on roofing, fluid applied roofing does not require an open flame. Instead, the fluid is distributed through a pump or by hand-held buckets in a two-layer system with a layer of fabric in between for reinforcement. Following application, the material dries to a solid state, creating a seamless, fully adhered, waterproof commercial roof. This method drastically reduces the risk of leaks, as the roof system was designed to waterproof a large surface area. Which is ideal for a large-scale industrial or commercial roofing project. With an aesthetically pleasing finish, fluid applied roof systems are a popular choice in the roofing industry.

TPO (Thermoplastic Polyolefin)

TPO is a single-ply, thermoplastic material made of ethylene propylene rubber (a synthetic elastomer) and polypropylene (a thermoplastic polymer). These elements are bonded together with chemicals (or polymerized) and then mixed with filler materials to create the finished roof membrane. It's considered a single-ply roofing system because it only requires one layer of membrane to make the roof airtight and waterproof, while other roofing systems such as BUR and torch-on roofing involve multiple layers. TPO commercial roofing is very effective at resisting debris build-up, bacteria, algae, UV exposure, and is durable enough to withstand denting, punctures, tears, and impact damage. It's energy efficient qualities make it a cost-effective choice in the long run, minimizing heating and cooling costs.

PVC (Polyvinyl Chloride)

While often compared to TPO commercial roofing systems, a PVC flat roof has a different chemical composition. PVC is commonly referred to as a vinyl flat roof, as it's composed of ethylene and chlorine. With over 60 years of proven performance, this roofing system offers substantial protection for commercial buildings. Ideal for flat roof types, PVC is durable, eco-friendly, and resistant to moisture, wind, fire, mold, and chemicals. Compared to other resources, PVC is completely recyclable upon expiration and is highly efficient with preventing heat loss by reflecting sun rays. This roof system has can last upwards of 20 years, making the initial investment worth the long, trouble-free life.

TPO (Thermoplastic Polyolefin)

A TPO system consists of three layers compounded into one ply. The layers are a composition of fabric and rubber necessary for reinforcement, flexibility and weldabilty. The materials used are not organic. This is so that it cannot be broken down by water. A TPO system can be mechanically fastened or fully adhered with adhesive.
